What to expect during your land purchase
As part of recent changes to Australian legislation, Birling Estate Developments is required to complete customer identity verification and risk assessments for all purchasers.
These requirements apply to all property developers and are designed to protect the integrity of Australia's property market.
Our aim is to make this process as simple and secure as possible while ensuring we meet our legal obligations.
What does it mean for you?
As part of your purchase, we may ask you to:

Complete a secure digital identity verification

Provide proof of your identity using a current Australian Driver Licence or Passport (or other acceptable identification)

Confirm some basic information about yourself and the source of funds used for your purchase

Provide additional information if you are purchasing through a company, trust or on behalf of another person

Respond to any follow-up questions if required by law
For most purchasers, this is a quick and straightforward process that only takes a few minutes.
Why are we required to do this?
Australian Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) legislation now requires businesses involved in property transactions to:
- Verify the identity of customers
- Understand who they are dealing with
- Assess and monitor potential risks associated with transactions
- Keep appropriate records
- Report certain matters where required by law
These obligations apply consistently across our customer base and are not a reflection of any individual purchaser.
Is my information secure?
Absolutely.
Your personal information is handled in accordance with Australian privacy laws and is collected only for the purposes of complying with our legal obligations.
We use secure digital verification technology to protect your information and minimise the need for paper documentation.
Who can access my information?
Only authorised personnel and our approved verification provider have access to your information for compliance purposes.
What if additional information is required?
In some circumstances, we may need to request further documentation or ask additional questions.
This may occur where:
- the purchase involves a company, trust or self-managed super fund
- there are multiple purchasers
- someone is acting on another person's behalf
- additional verification is required under the legislation

Will this delay my purchase?
No, the process is simple and should only take a few moments. All purchasers must complete their digital verification promptly after receiving the invitation and prior to exchanging a contract of sale.
What happens if I refuse to complete the verification?
Unfortunately, we may be unable to proceed with your purchase until the required verification has been completed.
